What do we do?

Berwyn Property Services (BPS) was created to help our Clients find great below market priced property for their investment aspirations, and to build myself a property portfolio over the next five years. My name is Andrew Selmes and pictured with me is my adorable Lurcher, Jasper who is a rescue dog from Leeds. 

BPS offers what is sometimes called Deal Packaging or Deal Sourcing which is a service I offer that allows clients to find Below Market Price (BMP) homes, for a finders fee. Its worth noting that I am also offered off market property that we can also offer to our registered client base using the Deal Packaging service. BPS is HMRC Money Laundering Registered and fully Compliant, and members of the PRS (Property Redress Scheme) and below are some headlines about the business and how it was created.

  • BPS Building trust in your property investments: Using my proven Sales (Negotiation) and Property Buyer skills, I can spot below market homes for those looking to purchase great value property. Benefiting from a wide network of contacts in the sector I feel able to offer significant profitable returns and operate to the highest standard. My successful case studies and high margin/profit property sourcing add value to our clients. 
  • BPS offer credible Property Buyer skills: Proven detailed insight's and analysis coupled to open honest communication allow my clients to make the best choice and so they know the full timescale and detailed financial returns. I was once a successful Director of Procurement with a spending budget of £850m a year on Packaging for a global brewery and saved them many millions each year. This shows my proven Buying skills that often lead me to secure profitable property with great returns either when sold or refinanced and rented. 
  • Reassuring Security from BPS: BPS clients will gain double security options from a First Charge on any Joint Venture (JV) or Profit Share Property and a Cross Option Agreement (COA). Plus at every stage we are working to deliver excellent secure returns for our clients. I will always strive to showcase past JV Berwyn Property experiences, accomplishments, and successes that I feel establishes trust for my clients.
  • BPS Clear Returns and Exits: At every stage of a BPS JV or Profit share, our clients are given full detailed return figures and exit timing plans. Another unique BPS Return benefit is for example I agree a nine month JV or Profit share with a client and the refurbishment is ahead of schedule then BPS will pay for the full term of the agreement, thus assuring clients of a solid return.  

My past CV and how and why BPS was created: 

With over twenty years of successfully operating as a Sales Director and as a Buying Director for a Major Brewer I have secured millions of pounds of new business for my employers or saved them many millions using my expert Negotiation skills. Also as a landlord over the last decade for many homes, I started to spot a few gaps in the Property sector as many wanted to buy homes to start a Buy to let and to build a small property portfolio but could not secure the great prices I could. Coupled to the fact I was seeing many landlords at Networking events asking for better returns on the capital they had. From this I felt I could help meet this demand and at this exact time I was often asked by those seeking to sell their properties fast? Hence I started to offer these services, and Berwyn Property Services was created.

The BPS Business Plan: My plan was that my clients would be able to task me to find them a Below Market Price (BMP) Home or use the capital they had to gained to achieve better results for them if we partnered up and bought homes that needing refurbishment. (Its also worth noting that when I find a BMP I will offer these to my clients, and these homes might be off market high margin Properties.) Plus I felt I would help those urgently seeking a Fast Property sale to my clients of Investors or wider network. (I also had grown tired of living out of a suitcase as Sales Director Contractor for the last ten years so BPS was to allow me to gain a work life balance.)

BPS Joint Venture (JV) & Profit Share Routes for Clients:

My Joint Venture or Profit share option will allow me build a Property Portfolio or raise funds for BPS for future projects and also offer my clients a safe and proven return that was beating anything offered by a High Street bank. The Profit Share route would be when a client lends me the funds to buy a home for Refurbishment and then when its refurbed and sold the profits are shared with the client based on our agreement terms. Why the name Berwyn?

The name Berwyn is from a Welsh village from an area of countryside that I enjoy walking with my Lurcher Dog Jasper (Pictured on this page)  at the weekend, if not in my yellow Kayak in the Lake District. A passionate campaigner for more Homeless Charites and a lifelong F1 fan, I am currently restoring a classic 1990s Honda car and a few old motorbikes that keep my busy.

My Aspiration for BPS:

My aim is to use my past proven Sales & Procurement skills to offer my clients fabulous property opportunities and to demonstrate great returns, within agreed time frames, and to build a property Portfolio in the UK and in Europe. I enjoy the whole Property Buying and refurbishment and selling process and have a great ability to find property with vast margin/profit opportunities. (E.g. A Client using the Profit share or JV option could gain approx. £48k based on one current opportunity I am reviewing in May 2024.) Some of my clients are seeking advice from me on buying Property in France or Italy and Portugal and this is area I am researching as I feel BPS could expand into Europe. (Expect to see some useful Hints on buying Property abroad on this website very soon.) 

The 3 BPS Services:

Our three main platforms are listed below, and I am always focused on always excelling on my clients’ expectations, as demonstrated by the testimonials.

  1. BPS offer our clients the opportunity to secure below market price homes in the Northwest. (Maybe you’re wanting to build a long-term profitable Property Portfolio, or to buy a second home?) A recent case of a two-bed home we secured for a client led to them gaining a Buy, refurb and refinance home that will achieve an 8% rental yield for them. (See Webpage)
  2. I am building a Property Portfolio and via a Joint Venture or Profit share strategy, when I deploy the funds from a client for set period, allowing us to buy, refurb and refinance or sell chosen properties and return the clients funds once the project has completed. Many investors repeat this process with me and allow BPS to continue the mutually beneficial process. (A profit share is when a home is purchase using our clients’ funds and once refurbished, we sell the home and according to the agreement share the profit from the sale. See Webpage)
  3. Fast Sales: My network of buyers of Homes is vast, and often landlords looking to exit or those needing a fast sale will contact me. I can’t always guarantee to find a buyer but will work with you to share your property to an audience of 300+ motivated cash rich buyers across the UK.
